Waters Technology Office Park is an 11.1-acre property off Norfolk St. previously occupied by an approximately 100,000-square-foot office business park. The redevelopment required the demolition of all existing offices to be replaced with 190 for-sale residences, including a mix of two-story detached single-family residences, as well as three (3) and four (4) story attached townhomes and flats. The project also proposes a new publicly accessible, privately-owned trail along Borel Creek and private open space.

2550 Irving St is a seven-story affordable housing project in the Sunset District of San Francisco by Tenderloin Neighborhood Development Corporation, and the Mayor’s Office of Housing and Community Development. The building includes up to 100 studios, 1-, 2- and 3-bedroom apartments at a range of affordable rents, 2,250 SF of ground floor community-focused space to support the neighborhood, 11 on-site car parking spaces, as well as bicycle parking, and green spaces, including a rear courtyard.
This proposed development is intended to provide family-friendly housing for San Francisco’s essential workers: households that earn between $27,000 and $102,000 and have jobs in fields like healthcare, childcare, education, non-profit services, construction, and retail.
HACIENDA HEIGHTS SENIOR HOUSING RENOVATION

Hacienda Heights in Richmond, California, has been transformed by Mercy Housing CA and the Community Housing Development Corporation (CHDC) into a vibrant six-story affordable housing community for low-income seniors. Originally built in 1966, the revitalized development now offers 150 apartments, including 25 for formerly homeless residents and 15 for the frail elderly.
The extensive rehabilitation modernized interiors, exteriors, and structural systems while enhancing accessibility and security. Upgrades included seismic reinforcements, energy efficiency improvements, redesigned common areas, expanded administrative spaces, elevator updates, and refreshed landscaping. Residents also benefit from 30,000 square feet of outdoor spaces and on-site amenities supporting wellness programs, skill-building seminars, and visiting services.
Striking art installations and perforated paneling celebrate the building’s original design while fostering community connection and active living.

The proposed project sits on 2 lots on either side of San Mateo Ave. south of downtown South San Francisco. Building 1 sits on a 2.56-acre site fronting Airport Blvd. and San Mateo Ave. and consists of 296 rental apartments on 5 levels over 2 levels of parking. The Ground Floor includes fitness rooms and leasing office. The third-floor podium level includes two courtyards, the larger of the two includes a pool and adjacent lounge spaces for the residents. Building 2 sits on a 1.56-acre site fronting Produce Ave. and consists of 184 RENTAL-- apartments on 5 levels over 2 levels of parking. The Ground Floor includes lobby and leasing office, bike parking and bike lounge. The third-floor podium level includes two courtyards, each opening to the west. The larger of the two includes adjacent lounge spaces for the residents. The buildings’ architecture treats the pair of buildings as an ensemble bracketing San Mateo Ave, forming a southern anchor to downtown South San Francisco. The building massing is broken into several large forms of complimentary language. The focal point is at the intersection of San Mateo and Airport, where flanking facades of metal panel and cementitious siding over a base of stone and storefront hold the corner.
